Checklist of Documents for Mortgage Pre-Approval

These are the documents you’ll need when meeting with a DNJ Mortgage loan officer to apply for your mortgage. Copied or scanned documents are fine — originals aren’t necessary.

Application & Disclosures

Your loan officer will answer any questions regarding the application or disclosures.

  • Complete and sign a mortgage application
  • Review and sign application disclosure documents

Income & Assets

Copies or print outs are fine as long as your name, account number and institution name are shown. All pages of each document are required (i.e. 6 of 6):

  • Pay stubs for the last 30 days. If you are paid every 14 days, then 3 pay stubs are necessary
  • W2s or 1099s for the last two years
  • The last two bank statements from your checking account (all pages)
  • The most recent statements from any two of the following – savings account, 401K, IRA, investment account statement (all pages)

If you have made any large deposits (greater than $500) into your bank accounts:

  • Letter of explanation describing the reason for and source of the deposit

If a large deposit was a gift:

  • You will need to sign the gift letter provided by your loan officer
  • Provide a copy of gift check
  • A copy of the deposit receipt showing the gift

If you are self-employed, commissioned, own more than 25% of a business or own rental property:

  • Federal tax returns for the last two years (with schedules)
  • If you own rental property also provide the current rental agreements

If you are retired:

  • Pension Award Letter

If you receive Social Security:

  • Social Security Award Letter

Liabilities

We require the following statements:

  • Mortgage statement/invoice/bill for your first loan
  • Mortgage statement/invoice/bill for your second loan if applicable
  • If you have second loan also send the note or equity line agreement related to this mortgage
  • Information regarding any lien tied to the property (i.e. car loan, line of credit, HVAC system)

We will provide you with a copy of your credit report. Review this report thoroughly and let us know if you see any errors or unknown items. You will be asked to provide a written letter of explanation if any of the following appear on your report.

  • Late payments
  • Credit inquiries in the last six months
  • Bankruptcy filed within last seven years (send a copy of your bankruptcy papers)
  • Unsatisfied debts – charge-offs, collections, judgments and/or liens
  • A late payment on your mortgage(s) within the last 12 months

If You are Buying a Home and are Under Contract

  • Purchase Agreement – signed by all parties and all addenda
  • If you are renting your current home, copy of the lease
  • If you are selling your current home, copy of listing contract
  • If you have sold your current home, copy of settlement statement (HUD-1)

Miscellaneous

  • Photo ID – copy of your driver’s license
  • A copy of your social security card
  • If applicable, a copy of your divorce decree and/or separation agreement
  • If you are not a citizen, a copy of the front and back of your green card

Other Items Requested by Loan Officer or Credit Analyst

Please be aware that additional items are likely to be needed after the loan has been initially approved.
